Coverage and what this screening includes

Property research across Washington & Oregon

Select a state, then a county, to explore properties. Washington includes all 39 counties, east and west of the Cascades. Oregon includes all 36 counties as map destinations, with parcel lookup available where counties participate in the public source.

Use aerial imagery, terrain and available Washington lidar; turn on published wetlands, streams, floodplain and other environmental layers; find your location; and draw named lines, polygons and planning buffers with distances in feet. The map legend identifies displayed layers and your drawings. Layer availability varies by state and source.

Zoning, local resources & screening limits

Property results connect to county and matched-city planning resources, with a searchable directory of Washington and Oregon jurisdictions. Washington mapped zoning is connected for Mason and Thurston counties and unincorporated King and Pierce counties; other locations provide zoning coverage status and local resource links. Mason County also includes additional local layers and limited conditional county-code summaries.

Oregon zoning lookup uses the generalized DLCD 2023 compilation where information is published. Confirm current zoning, development standards, buffers, density and permit requirements with the applicable city or county. Map layers, parcel records and local links may be incomplete or unavailable; a blank result does not establish the absence of a constraint.

Parcel sources: Washington WaTech 2026 compilation and participating Oregon county data. Oregon DLCD 2023 zoning compilation. Each completed screening lists its sources and limitations. Drawings and buffers are planning estimates. CRATER confirms the scope, fee and schedule before professional work begins.

Coverage and map limitations

Washington screening uses available county and statewide parcel data. Oregon provides participating-county parcels, environmental overlays and a dated DLCD 2023 generalized zoning lookup; current local zoning and regulatory standards require confirmation. Source dates and coverage vary. Unavailable or empty layers do not rule out a feature. Zoning and permit requirements require jurisdiction-specific confirmation.

Saved sketches and buffers are planning aids. Field delineation, current adopted code, surveyed boundaries, and professional review may be needed. No payment is collected by this free map.

⌖

A source-linked first look.

Select a state and county, then search by street address or parcel number to view source-linked maps and follow-up items.

Properties inside cities can be screened. City and county zoning, urban growth areas, special jurisdictions and permit requirements still need local review.

Automatic local resource links

Find local zoning resources

Property results link to the county and any matched cities. You can also choose a jurisdiction here to find published codes, planning resources and official contacts. Resource selection does not establish the property’s jurisdiction.

Free resource directory

Official maps & planning resources

Use these agency tools and local-government directories to follow up on a property. Start with the county and, if applicable, city planning department. Confirm the current adopted code and project requirements before purchasing land or designing a project.

Oregon county tax maps ↗

ORMAP links to county tax-map resources. Public tax-lot display depends on county participation; confirm current records with the assessor.

Oregon wetlands & waters ↗

Department of State Lands resources. Confirm wetland delineation and removal-fill requirements; inventory mapping does not determine permit requirements.

County planning, GIS & codes ↗

MRSC directory for every Washington county: follow the county website, code and comprehensive-plan links. Confirm zoning, critical areas, shoreline rules and recent amendments with county planning.

National Wetlands Inventory ↗

USFWS Wetlands Mapper: published wetlands and deepwater inventory. Unmapped wetlands may exist; field delineation is separate.

DNR water typing ↗

Stream classification information and links to DNR mapping. Forest-practices types do not automatically establish local critical-area classifications or buffers.

FEMA flood maps ↗

Find effective flood maps, flood studies and map changes. Check here when the automated FEMA feed is unavailable or uses a dated backup.

Shoreline maps & photos ↗

Ecology Coastal Atlas: shoreline mapping and shoreline aerial photos. Confirm the adopted local Shoreline Master Program and environment designation with planning staff.

Priority habitats & species ↗

WDFW mapping and PHS report tools. This information is not automatically included in the screening results; coverage and disclosure limits apply.

Soils ↗

NRCS Web Soil Survey: mapped soils, hydric indicators and soil interpretations. Does not approve septic systems or substitute for a site evaluation.

Permit planning ↗

ORIA’s project questionnaire helps identify potential state and federal permits. It is not comprehensive; verify city and county approvals directly.

Aquatic-work permits ↗

WDFW Hydraulic Project Approval information for work affecting waters. Agency staff determine which requirements apply to your project.

JARPA forms & agency contacts ↗

Joint Aquatic Resources Permit Application guidance for applicable multi-agency aquatic permits. JARPA is an application form, not an approval.

Find local government information ↗

Search Washington city and county websites for building permits, zoning maps, septic and water contacts, road access, utilities and local application requirements.

Lidar & terrain data ↗

DNR’s Washington Lidar Portal: explore acquisition coverage and download elevation data. Terrain imagery does not establish a measured slope or hazard boundary.

Geology & landslide hazards ↗

DNR’s Geologic Information Portal: explore geologic mapping and hazard information; geotechnical evaluation may still be necessary.

Local shoreline programs ↗

Ecology’s county and city Shoreline Master Program directory. Check with the local administrator for current amendments and parcel-specific designation.

Wells & water supply ↗

Ecology well-report search. A nearby well record does not establish water availability or permission to drill.

Water rights ↗

Ecology water-right information. Confirm legal and physical water availability and local requirements before development.

Septic & local health contacts ↗

Washington Department of Health’s local-health directory. Contact the applicable health department about septic records, site evaluations, drinking water and local health requirements.

Links reviewed October 14, 2026. This starting directory is not a complete permit checklist. Depending on the site, also consult the applicable Tribe, local health department, road authority, water/sewer provider, Ecology and the U.S. Army Corps of Engineers. External maps and websites have their own coverage and availability limits. Links open in a new tab.
